Lease-to-Own Land through Business Endeavors

Hey y’all.. I’ve been meaning to post this for a while, and finally got around to it..
A while back, I came across a website and a course endorsed by Alec Zeck called “Living the Off-Grid Dream”, started and offered by two brothers who figured out how to acquire land on-the-cheap, when they couldn’t buy outright, or do bank financing.. Their course apparently helps folks strategize and build a plan for the best way to acquire land, mostly focusing on generating income from it.. I haven’t been through their course, so I can’t attest to it.. But could be valuable to help focus and devise a plan and strategy..
I’ve mentioned in a couple of other discussion threads that it seems to me that one of the more viable options for acquiring land is to find existing landowners that would be willing to offer their land to a group of aspiring homesteaders who can build it out and turn it into something more meaningful.. It’s likely that just about any arrangement such as this will revolve around turning the land into an income-generating endeavor in order to pay for leasing the land.. And potentially, this could be a lease-to-own arrangement or agreement.. At this point, I’m thinking this is one of the best options..
I went to Living the Off-Grid Dream’s YT channel and found a fantastic video of a conversation between the program’s creator (Shelby?) and this young man named Carson, who took their course.. Carson had a vision for an off-grid camping retreat, which he eventually wants to evolve into a healing center with a broader scope, which he plans to build out over time.. He did something very simple in order to acquire the land – he composed his vision (into a coherent proposal you could say) and presented it in a local Facebook group, to put out a call to existing landowners to see if anyone would be willing to share their land to facilitate the vision.. He got many responses and eventually entered into an agreement with a landowner where the income he generates from the business pays to lease the land (which is income the landowner didn’t have previously), and I believe it’s an arrangement that will eventually lead to ownership (lease-to-own).. In the meantime, he’s slowly making plans to build tiny homes and such to make it a healing center and weekend retreat-in-the-woods type situation..
It was a really insightful conversation, and they covered a few other things or possibilities, such as having volunteers come work on the land, as well as “joint ventures” (such as in his case, someone could bring in and provide the tiny homes so he doesn’t have to build them, and they share the profits)..
So many ideas around this, from income-generation, volunteers, service to the local community, attracting investors, etc. etc.. But I’ll save all that for now.. Many many ideas..
And I was astonished that it was as simple as posting on FB to find a landowner..
Here are the links to the website/course and the conversation with Carson..
