    Been pacing back and forth on the outskirts of this for years now..

    I’m familiar with Ron Gibson and his methods. My issue with that is; How do you enforce that when taxes are due or if, God forbid, there is ever an encroachment issue..

    Alphonse Faggiolo’s (Steve Emerson’s) method(s) seems more of a sure thing. Being tangled up in court battles for the foreseeable future is a problem. Also, the massive amount of time and effort required to learn how to work the courts and all the different angles..

    There has to be a better way?

    I’m not sure I’m going to try to assail this with my current house, as it seems like a big hassle with the county as things currently stand, but as a creator of worship music and ordained pastor (thanks to Kalina Lux of Templis Aquaria), my next real estate (probably land) will be through my ministry trust, which would be exempt from property tax. I would work with Ron G to get that land patented. I’m in the process of figuring out how to get my house and cars into trusts as it is. Not sure if this concept is generally helpful?

      Elin, I’ve heard that a land patent can only go to the wo/man, not a trust. And I think I’ve heard that only equitable interest of real property can go into a trust.

        You might be right about who/what can take the patent. I do know that patented land cannot be sold, only conveyed. The structures can be sold, or all of it within a trust can be sold as the entire trust. These wrinkles are why I’m not so eager to do this particular process….

          Any ideas on how one would enforce the benefits secured by a Land Patent? I can see them just saying something along the lines of, “Well, I don’t care what you call it, it’s real property and you owe us $$”.

    I’ve heard recently that Alphonse has been tangled up in court battles haha… the BEST way from what I have found is thru equity. We will be doing an Alfacast on this soon w/ Curtis Stone!

      Looking forward to that, Mike. I’ve wondered how Curtis is working this stuff more times than a couple. How can there be equity when being passively forced to pay taxes on private property? I assume he is still paying up, no? Either way, I’m sure there will be some good news coming! Peace (Loving the site)

        Nope he is actually receiving credits from past paid taxes now… the system is setup to benefit you depending on your awareness and use of it. There are needs at times for the maritime system, just as there are needs for the land system. We just forgot how it all works.

    So does anyone have any experience with Land Patent? How can one expect to enforce it? OR is it just easy-peasy and they remove the property from the tax roll?

      Not easy in Michigan… it is a bit state dependent from what I comprehend. We have had our land patent recorded since 2022 and still working on trying getting them to correct errors. I feel like we are getting so close, I keep getting insight but no resolution as of yet.

    I’ve been getting lost in a flood of information and strategies. Im wondering if we have access to any success stories and the direct steps that worked /and if that means tax free land ownership in perpetuity or?

      I know people get Land Patents, but just as Curtis said in his latest AV episode and to my main point in this thread; It doesn’t do anything unless you know how to enforce your will (whatever that may be as the land Owner). Not that its not good to have, but “they” will likely just ignore your special little piece of paper known as a Land Patent..
